WRI, as owner of the WRI Property, hereby grants to Ryland an easement in gross (the "Grading and Access Easement") over and across the portion of the WRI Property described in Exhibit "B" attached hereto and incorporated herein by reference (the "Grading and Access Easement Property"). (a) The Grading and Access Easement shall be used only for the purpose of grading the Grading and Access Easement Property and installing and using thereon a temporary access road for emergency vehicle use, which shall be constructed with crushed rock and/or other appropriate material acceptable by the Coppell City Fire Department to support forty thousand pounds (40,000 lbs.) emergency equipment.
