Final Plat Dear Mr. Kline: This letter is to inform you that Asbury Manor, Final Plat, to allow the development of a 46-1ot residential subdivision on 12.691 of property located along the east side of Coppell Road, approximately 540' north of Parkway Boulevard was approved by the Coppell Planning and Zoning Commission on Thursday, June 19, 1997, subject to the following conditions: 1. City Attorney approval of the HOA documents. 2. The proposed temporary f~re lane easement on property to the north for emergency fire lane access must have a surface of crushed stone to support 40,000 pounds. Prior to recording this Final Plat with the Dallas County Plat Records Department, please submit revised 8 1/2" x 11" reductions of all exhibits. Approval is valid for six (6) months. If the Final Plat has not been filed for record with the County prior to December 19, 1997, the plat shall be deemed null and void and resubmittal shall be required. Isabelle Moro, AICP, P&Z Coordinator Building Inspection CITY OF COPPELL FILING OF EXECUTED FINAL PLATS AND REPLATS PROCEDURES Following approval of the f'mal plat by the City Council, and correction of the plat as required by the City Council, the information listed below must be completed prior to submission of the Wmal Executed Plat to the Plannln~ Department. · Original signatures on all plats. Names must be typed or printed below each signature. · Signature block of Utility Companies, with original signatures of each representative. · Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to filing and, after filing, nine (9) paper copies and two (2) mylars must be returned to the City. · Clear film positives, I each; 1" -- 600' and 1" -- 200' ofthe parcel only. (For plats larger than 20 acres). · Three (3) 8 1/2" x 11" sheet size, reduced copies of the executed plat. · Transmittal letter, including the name and telephone number of contact person. · All blank spaces completed, with the exception of the signature of City Officials. When the information listed above is complete; submit ten (10) bluelines, two (2).mylars and a transmittal letter to the Planing Department. It will take approximately 3 - 5 weeks, to review and obtain signatures. Once the proper signatures have been obtained, the Plannln~ Department will telephone the person listed as representative or contact to pick-up the plats. The representative shah submit filing fees and the required number of copies with the County Clerk. The applicant completes the filing process and returns the required number of f'ded copies, reduced copies and clear film positives to the Planning Department. Said copies shah reflect on each sheet, the volume and page of the Map and Plat Records into which the plat was t'ded by the County Clerk. If the f'mal plat has not been submitted for signatures by City Off'~lals within six (6) months after approval, the plat shall be deemed null and void, resubmittal shall be required, and current subdivision regulations apply.
