CC letter of approval 9/9/97 Coppell, Texas 75019 (~/7//~'-~ The City With A Beautiful Future 972-462-0022 COPPELL, TEXAS 75019 September 10, 1997 Mr. Steve Alford Alford Media Services, Inc. 12901 Hutton Drive Dallas, TX 75234 RE: Alford Media Addition, Preliminary Plat and Site Plan Dear Mr. Alford: This letter is to inform you that Alford Media Addition, Preliminary Plat and Site Plan, to allow the development of a 41.231 square foot office/warehouse facility on 14.76 acres of property located along the east side of State Road, approximately 2,400 feet south of Sandy Lake Road were approved by the Coppell City Council on Tuesday, September 9, 1997, subject to Engineering comments (attached) and subject to the following comments: 1) Provision of underground electrical service to all on-site facilities from a point east of the warehouse/office building; north of the residential area. 2) Show width of existing State Road right-of-way. 3) Correct spelling errors in signature blocks. 4) Show Fennell property zoned LI. 5) Show Bray Brothers property zoned 2F-9. 6) Show eastern portion of site and Irby Addition zoned SF-12. The City Council also approved of the Site Plan subject to the following conditions: 1) City Council granting a waiver of paragraph 1, Section 33-1, of the Zoning Ordinance, applicable to screening. 2) The monument sign will be moved behind the 60' setback line. In addition, Council granted the Planning and Zoning Commission to be the approval authority on your Final Plat. Show the existing right-of-way for State Rd. 2. Show the easement for the existing sanitary sewer line located on the east side of the property. 3. Show the sight visibility triangles for the existing State Rd. at ingress and egress locations. 4. Need to meet with staff regarding the extension of the water line to State Road. 5. The proposed monument sign is shown in the proposed right-of-way dedication for future Freeport Parkway. This can not be allowed unless the City approves a license agreement. 6. Impact Fees will be required. 7. The utility easement needs to be a minimum of 20' wide. The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the preliminary plat of the Subdivision or Addition to the City of Coppell was submitted to the City Council on the day of 19 , and that the Council, by formal action, then and there approved the preliminary plat and by separate motion designated the Planning and Zoning Commission to be the Municipal Authority responsible for the approval of the Final Subdivision Plat of such land and the Final Subdivision Plat of such land need not be brought back for final approval of the City Council unless, through inaction on the part of the Planning and Zoning Commission, such Final Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act within the 30-day period required by law.
