RE: Alford Media Addition, Preliminary Plat and Site Plan
Dear Mr. Alford:
This letter is to inform you that Alford Media Addition, Preliminary Plat and Site Plan, to allow
the development of a 41.231 square foot office/warehouse facility on 14.76 acres of property
located along the east side of State Road, approximately 2,400 feet south of Sandy Lake Road
was recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
August 21, 1997, subject to Engineering comments (attached) and subject to the following
comments:
1) Provision of underground electrical service to all on-site facilities from a point
east of the warehouse/office building; north of the residential area.
2) Show width of existing State Road right-of-way.
3) Correct spelling errors in signature blocks.
4) Show Fennell property zoned LI.
5) Show Bray Brothers property zoned 2F-9.
6) Show eastern portion of site and Irby Addition zoned SF-12.
The Planning Commission also recommended approval of the Site Plan subject tO the
following condition:
1) City Council granting a waiver of paragraph 1, Section 33-1, of the Zoning
Ordinance, applicable to screening.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 9,
1997, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application.

Preliminary Plat
1. Show the existing right-of-way for State Rd.
2. Show the easement for the existing sanitary sewer line located on the east side of the
property.
3. Show the sight visibility triangles for the existing State Rd. at ingress and egress
locations.
4. Need to meet with staff regarding the extension of the water line to State Road.
5. The proposed monument sign is shown in the proposed right-of-way dedication for future
Freeport Parkway. This can not be allowed unless the City approves a liscense
agreement.
6. Impact Fees will be required.
7. The utility easement needs to be a minimum of 20' wide.
