Alford Media looks forward with great anticipation to making Coppell home of its
permanent headquarters, Alford Media Services was incorporated in 1989 with
five employees. In the past eight years it has grown to be nationally respected as
a premier audio-visual staging and rental company, Alford stages some of the
largest, most technically challenging events for Fortune 500 companies all across
the nation, Add~itionally in 1991 Alford Media Sales, Inc, was created as a design-
build audio-visual company and has served the industry in the areas Of AV
equipment sales, design, install and repair, Alford Media currently employs over
seventy out of their Dallas office as well as seven personnel out of their Atlanta
and West Coast offices, The past two years Alford Media has been honored as
one of the fastest growing privately held businesses in the metroplex, Currently
annual billings exceed seventeen million,
The Coppell location Alford Media desires to build on is ideal in many respects, It
is near DFW Airport which is of the highest priority. It is near a large part of the
AIford employee's places of residence, It is in a wooded area that is conducive
to the imc~ge and type of company Alford Media is and plans to remain, Unwiltil~g
to be "just another company" in a traditional industrial park, Alford Media desires
to create a work environment that is unprecedented in the audio-visual industry,

Project Overview
Our plans call for an approximately 45.000 sq, ft, building to be built on the 14,5
acre property, The building will be about two-thirds warehouse and one-third
office/shawroom. The warehouse will include six docks and truck parking space.
Car parking should accommodate eighty to ninety cars, The entire project build
should impact only about three of the fourteen point five acre property, We
have no immediate plans to develop on the remainder of the property and
would like to keep it in its natural state.
Our plans call for about a two hundred foot driveway off of State Street to the
parking area. We plan to follow the existing dirt road as much as possible to
again keep the site as natural as possible, Parking areas will be created while
keeping the larger trees in the area.
As traffic turns into our project off of State Street they'll drive on a slightly curved.
heavily tree lined driveway, On their last curve they will be greeted by a
handsome one story office building backed up by an eighteen foot high
warehouse. The direction and design of the building will shield traffic from
immediately seeing the warehouse docks and loading area. Handicapped
parking wilt be clearly marked and a firelane wilt perimeter the building with
turnarounds at the southeast and northeast corners of the building,
Our truck traffic is extremely light compared to most industrial tenants, On
average we have three of four various sized trucks coming or going a day, We
would route all of our truck traffic north on State Street, From our calculations ·
only two or three trees on State street currently hang below thirteen feet and
would need to be trimmed some,
With the city of Coppell's help it has been determined that adequate water can
be attained at the west end of Oak Grove Street, Sewer hook up is found further
west into our property, We will run water and sewer from these sites west fo our
building af our expense, The distance is approximately one thousand feet,
The property has an existing "ranch style" house on it. The owners of the property
were adamant about the thirty four year old house being preserved. Our plans
call for bringing the utilities up to code in the house, freshening up its look and
using it as a company Conference Center.
We have chosen Bullard Construction Inc, as our general contractor. They have
over twenty-five years of industrial and commercial building experience in the
Dallos area.
