Response to DRC comments M EDt A To: City of Coppell DeVelopment Review Committee Planning Department From: Alferd Media Services, Inc, Subject: Response to your comments regarding our preliminary plat 1. We have budget allotted for landscaping and irrigation around the building and in areas impacted by the construction of our building (see accompanying documentation from our GC). We plan to keep the majority of the site in its natural state, only cleaning up some underbrush and existing debris. We have contracted the services of Harold Spiegel, Consulting Arborist, for a tree survey and environmental site evaluation. Per his recommendation we appeal to the Cityof Coppell that Alford Media be permitted to provide a tree survey through a series of sub-samples. His full assessment and recommendation is included in this package. 2. The additional parking islands asked for are included in our revised plat. 3. We have included as many missing items from the Preliminary Plat checklist as we have information on (see revised plat). 4. We understand the need for dedication of right-of-way from center of State Road and have included it on our revised plat. Public improvements in State Road will not be required. 5. We have Special Use Permit form to submit for use of existing residential structure as Company Conference Center. This is to comply with Section 30-2 #4 of Coppell's Zoning Ordinance Code Book. This may be considered separately from plat submittal as the City of Coppell so desires. In response to Engineering comments: Additional information is included on revised plat and as stated above. We have been working under the assumption based on an earlier meeting with the City Engineer that we would only need to bring the water from the Oak Grove area to our building. I have included water usage information from our existing business. We have located the existing sewer tie-in. It is located well below proposed building site. No problem is anticipated. Ditching for water and sewer runs will be done with as little impact to property as is possible. We are prepared to pay all proper impact fees. As stated above and on revised plat, right-of-way is gladly given. In response to TU Electric comments: We anticipate allowing for easements as required. Along with the standard power required for a building of this size (30,000 warehouse &12,000 office) we will need one 208 plug and 6 dedicated 20 amp 110 circuits in our repair area and 1 100amp three phase breaker panel for our showroom. We have include recent power usage information at our existing facility (17,000 sq. ft.). In response to Building Inspection comments: We are submitting SUP for non-residential use of existing house. Additional information is shown on revised plat. In response to Lone Star Gas comments: We are prepared to discuss impact of main extension. We have included information on our existing building (17,000 sq. ft.) usage. In response to Fire Prevention comments: Accompanying revised plat should clearly show fire lanes. They conform to required dimensions. All portions of all buildings are within 150 ft. of a fire lane. In response te Leisure Services comments: This project should not disturb any center medians.
