Dear Mr. Steib:
As you may be aware, I am the principal owner of a large recently approved apartment and residential
development called the Mansions by the Lake in the City of Coppell off of Coppell Road in north Coppell.
I have reviewed the tentative plan of Archon Apartments and find it to be very inferior to our development.
We would never be willing to invest over $30,000,000 in the Mansions by the Lake if the City is willing
to rezone inferior locations that are industrial to multi-family. In fact, we would not invest this type of
money in an AA super-luxury Ritz-Carlton level project such as the Mansions by the Lake if the City
approves inferior projects like Archon.
AS A MAJOR LANDOWNER IN COPPELL AND IN LIGHT OF THESE FACTS, WE
STRONGLY OPPOSE ARCHON APARTMENTS, PD-162. Please enter our strong objection into
your staff report if appropriate and our reasoning. In addition, we will be at the meeting to speak against
Archon and answer questions. Unless Archon is of similar overall density, amenities, number of attached
direct access garages and finish out quality, we will remain opposed.
