RE: Preliminary Plat, Preliminary Engineering Plans and PD Zoning Site Plan for the Proposed
Big Cedar Addition to the City of Coppell
Dear Taryon:
Enclosed please find twenty six (26) copies of the Preliminary Plat and Site Plan for the proposed
Big Cedar Addition to the City of Coppell. I have also enclosed three (3) 8.5'~x 11" reductions of
each item as well as one (1) copy on clear medium to be used for projection purposes. Finally, I have
enclosed two (2) copies of each of the Preliminary Engineering Plans associated with the Preliminary
Plat. The following are clarifications to comments arising from the Development Review Committee
process:
PRELIMINARY PLAT
1) In a meeting with Mr. Richard Wagel of this office, Mr. Steven Goram agreed to allow the use
of sixteen (16) foot wide easements for drainage and sewer facilities. This width will work with
the necessary eight foot building setbacks in these areas.
2) We are preparing abandonment documents for the portion of Bethel School Road as shown.
These documents will be submitted to the City either prior to or coincident with the Final Plat
for the project.
3) Please note that we have removed the drainage easements between lots 3 and 4. We have
decided to combine the two previously proposed drainage systems and have only one outlet
into the creek area. The preliminary design details are shown on the enclosed Preliminary
Drainage sheet, however, final design details will be worked out during the actual detailed
design process.
ZONING SITE PLAN
1) Based on our recent DRC meeting we acknowledge that a maximum of 35 percent of the lots
can bc requested to contain side yards less than the 8 foot as required for SF-9 zoning. This
figure represents a total of fourteen (14) lots which can be granted a variance. Thc owner's

representative of the property has been out of town since the DRC meeting so I could not
coordinate the exact lots which we intend to include in the request. I have not altered the
requested side yard lot variance on the Site Plan as submitted. However, we will coordinate
this issue with staff prior to the Planning and Zoning Commission meeting on September 19.
PRELIMINARY WATER AND SEWER LAYOUT
1) The sanitary sewer abandonment as shown will occur from the point of thc first manhole
located in Lot 12. The relocation will consist of approximately 450 linear feet of 15 inch
sanitary sewer. The exact design details as well as final easement configuration will be
addressed during the design phase of the project.
PRELIMINARY DRAINAGE PLAN
1) As discussed above in regards to the Preliminary Plat, we have decided to combine the two
storm drain systems, resulting in only one outlet to the creek. The proposed system is shown
on the Preliminary Drainage plan, however, exact configuration of the system will be
coordinated with the city engineering staff during the design process.
