RE: Carrick Addition~ Lots l&2~ Block A~ Minor Plat
Dear Mr. Carrick:
This letter is to inform you that the Carrick Addition, Lots 1 & 2, Block A, Minor Plat, to allow the
subdivision of approximately 0.70 of an acre of property into two lots allowing for the development of a
single-family home on Lot 2 located at the northwest comer of Lodge and Sandy Lake Roads, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, November 16,
2000, subject to the following conditions:
1) Revise title block on plat to read "Minor Plat."
2)
A sidewalk shall be constructed along the west side of Lodge Road as required by
the City Engineer. If the sidewalk can not be constructed within the existing 7'
parkway, a sidewalk/utility easement will be required to facilitate construction.
3)
If a retaining wall must be constructed as a result of development, it must be
constructed on private property and shall not encroach into the public right-of-way
and/or sidewalk/utility easement.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 12, 2000, at
7:30 p.m. A representative for this case must be present at this meeting, which will be held at the
William T. Cozby Public Library meeting room, 177 Heartz Road. Failure to represent this item
may result in the denial of this application. City Council has instructed staff to include in its agenda
packets only those items that accurately reflect conditions as recommended by the Planning and Zoning
Commission. Therefore, please revise and/or submit to the Planning Department 17 folded copies of the all
exhibits on or before 12 noon~ Wednesda% November 29th. Also, please submit three (3) 8 1/2 x 11
paper reductions of revised plans.
