Approval subject to the following recommended Engineering conditions: 1) Thc intersection of Castlcbury Court and Sandy Lake Road ~vill conflict ~vith proposed lo~v point inlet on Sandy Lake Road. TRANSPORTATION: Sandy Lake Road is a two-lane asphalt road within a variable- width right-of-way, shown on the thoroughfare plan as a C4D four-lane divided collector street to be built within a l l0'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- Pecan Ridge Estates; PD-SF9 South - Willowood #2; SF7 East - Highland Oaks; PD-SF7 West - Vacant; SF-12 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for medium-density residential use. Item # 6 DISCUSSION: The preliminary plat complies with the PD-Detailed Site Plan. Staff points out that the 20' from building setback line is permissible, even though a 25' from yard is required in SFT, because up to 7 lots in the PD District (35%) may deviate from SF7 standards. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval subject to Engineering comments.
