Sandy Lake Road, Ste. 102 Coppell, TX 75019 RE: All Care Veterinary_ Hospital. Preliminary Plat Dear Dr. Weber: This letter is to inform you that the All Care Veterinary Hospital, Preliminary Plat, to allow the development of a veterinary clinic on .703 acre of property, located on the west side of Denton Tap Road, approximately 240' north of Parkway Boulevard was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, September 19, 1996, subject to the following conditions: 1) Correct adjacent zoning reference from "PD-29 SF-9" to "PD-129 SF-9". 2) Reorient monument sign such that all sides of the sign are 75' from property lines other than those property lines fronting the street right-of-way. 3) On the landscape plan, in the table which summarizes city requirements, include a statement referring to 15 feet landscape setback and minimum density of one tree for every 40 feet of frontage required in a primary image zone. Also, include a summary of total provided landscape. 4) Compliance with Engineering comment, as follows: An off-site access easement will be required for the construction of the common driveway to the south of this site. The date scheduled for consideration by the Coppell City Council is Tuesday, October 8, 1996, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is Thursday, September 26, 1996. Therefore, please submit 17 folded copies of revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date. The drawings which require changes in order to comply with Planning and Zoning recommendations are: Preliminary Plat, Site Plan and landscape Plan.
