Delete the following items from the Preliminary Plat: · City Secretary's signature block · Chairman of the Planning and Zoning Commission · Secretary of the Planning and Zoning Commission Include or modify the following: · TU Electric/Lone Star Gas signature block · Appropriate preliminary plat signature blocks (see attachment) · Under owner's signature block, take out the reference to the Coppell Independent School District and replace with Carrollton-Farmers Branch ISD · Change year references from 1997 to 1999. 2. Submit only the overall landscape and overall irrigation plans with the next submittal. 3. On the building elevations (5.2), label north, south, east and west elevations 4. Please incorporate the following notations on your drawings: · Utility meters shall not be visible except from areas clearly intended as service areas where the public is generally excluded. · Rooftop mechanical equipment shall be screened. 5. Clearly identify on the site fence detail where each fence will be used. Also, specify color of brick used on the masonry columns and the color of the metal fence. City Council will have to modify the screening wall requirement to allow a 4' high wall. 6. Any proposed signage will have to be reviewed by staff. Submit elevations of attached and/or monument sign elevations. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 6th Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the May 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, May llth to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
