Riverchase Elementary School Preliminary Plat and Site Plan Dear Madam/Sir: This letter is to inform you that the Carrollton-Farmers Branch I.S.D., Riverchase Elementary School, Preliminary_ Plat and Site Plan, to allow the construction of an elementary school on approximately 10 acres of property and the dedication of the Starleaf Street right-of-way located at the northeast comer of MacArthur Boulevard and Starleaf Street, were approved by the Coppell City Council on Tuesday, June 8, 1999, with the following conditions: CONDITIONS FOR PRELIMINARY PLAT APPROVAL: 1. No improvements will be allowed in the floodplain until approved by the City Engineer. CONDITIONS FOR SITE PLAN APPROVAL: 1. A 4'-high combination metal and brick column fence along the north, south, and east side of play area will be permitted. 2. Future planting islands along the eastern property line must be a minimum of 150 square feet and a minimum width of 9'. 3. Approval of the exterior building materials shown on the submitted color board. In addition, Council granted the Planning and Zoning Commission to be the approval authority on your Final Plat. Attached you will find a sample of the appropriate signature blocks to be used on your Final Plat submittal.
