RE: Carter Addition, Phase Two, Preliminary Plat
Dear Mr. Carter:
This letter is to inform you that the Carter Addition, Phase Two, Preliminary Plat, to allow the development
of a 5-lot residential subdivision on approximately 13.2534 acres of property located at the southwest comer
of Moore Road and Carter Drive, was recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, October 17, 1996, subject to the following conditions:
1) Correct denotation for existing zoning for the property to ~SF-12~ Single-Family 12 and "A"
Agriculture.
2) Subject to City Council granting three variances, as follows:
a) Deletion of the alley requirement.
b) Waiver of the street construction concrete requirement (not of any on-site pavement
requirement) and enclosed storm drainage system.
c) Elimination of the sidewalk requirement.
3) The developer will be assessed a $1,285 per dwelling unit park fee.
4) Compliance with Engineering comment, as follows:
a) Show right-of-way for adjacent streets, Moore and Carter Drive.
Please note that no structures, i.e., fences, buildings, pools, etc., will be allowed in the floodplain unless a
flood study is approved by the City and FEMA.
The date scheduled for consideration by the Coppell City Council is Tuesday, November 12, 1996, at 7:30
p.m. A representative for this case must be present at this meeting. Failure to represent this item may result
in the denial of this application. City Council has instructed staff to include in its agenda packets only those
items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The
submittal deadline for revised drawings is Thursday, October 31, 1996. Therefore, please submit 17 folded
copies of revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawing which requires changes in order to comply with Planning and Zoning recommendations is:
Preliminary Plat.
