C. HEARING DATE: September 18, 1990 LOCATION: Subject parcel is situated at the southwest corner of Parkway Boulevard and MacArthur Boulevard. SIZE OF AREA: 8.894 acres REQUEST: Approval of a replat. TRANSPORTATION: Parkway Boulevard and MacArthur Boulevard are both constructed within appropriate rights-of-way. The interior street system of this subdivision is in place. SURROUNDING LAND USE & ZONING: This property is currently surrounded by vacant land with the exception of land to the far west, which contains an existing single-family subdivision. Zoning to the north and south is TH-l; to the east is MF-2; to the west is SF-9. COMPREHENSIVE PLAN: The Comprehensive Plan shows this property being utilized for low-density, single-family residences. ANALYSIS: This approximately 9 acre parcel is actually a reformat of a final plat which has already been approved by Commission and Council. Because the lender requires a "clean" ITEM 11 subdivision, this plat - with minor technical revision of the earlier, already approved final plat - is submitted to you on advise of the City's legal counsel. The streets are in place, the density has been reduced, infrastructure is existing, screening walls have been constructed, and landscaping is being planted.
