Final Plat and Construction Plans
2nd Review
Dear Mr. Griffin:
We have reviewed the 2nd submittal of the final plat and construction plans
for the Chautauqua Place Addition to the City of Coppell prepared by Nathan D.
Maier Consulting Engineers, Inc. for Mathews Investment Southwest, Inc. The
final plat has been revised in accordance with our previous review comments
and is now in general conformance with the City's Subdivision Regulations.
However, the issue of the Harris Road ultimate right-of-way width has yet to
be resolved. We recommend this plat go forward for City Council approval with
the issue of the Harris Road Right-of-Way being determined as the Harris Road
construction plans are submitted and reviewed. If additional right-of-way is
required, the plat could be revised prior to filing, or if necessary, Lot 1,
Block A could be submitted for replat.
We have noted several items in the construction plans which require correction
prior to final acceptance. Our comments are detailed on the attached Final
Plat Checklist and on the marked up construction plans.
Of particular concern is the storm drainage system for this addition. As we
have previously indicated, if the sag inlets fail either on Dakota Lane or
Bethel School Road, storm water could pond up as deep as 18 inches in the
street at each of these locations. However, it appears the finish floor
elevations are at least a foot above this anticipated water surface. In
addition, the design of this storm sewer system should be coordinated with
the improvements to Harris Road and Bethel School Road. It appears the storm
sewer outfall channel from Harris Road to Stream G2A, as indicated in the City
Wide Storm Water Management Study, will require an off-site easement.

1. Lots 15-20, Block A have frontage on both Kay Street and Dakota Lane.
Improvements to Harris Road should be included in these plans. This addition, the Big
Cedar Addition and the existing ~illages of Coppell Addition would all be better served
with a 60-foot wide right-of-way on Harris Road and 37' back-to-back pavement from the
existing Harris Road pavement south to Brooks Lane.
