Both Bethel School Road and Harris Streets are local streets. Bethel School is built in a 50 foot r.o.w., while Harris Street has a variable width r.o.w, ranging between 50 and 60 feet. Item 6 SURROUNDING LAND USE & ZONING: North - South - East - West - single-family; SF-7 planned development; PD 119 (SF-9) single-family; SF- 12 planned development; PD (89) SF-7 COMPREHENSIVE PLAN: The Plan shows this area to be utilized for low density single-family uses. ANALYSIS: This replat is being submitted so that a comer lot building line can be reduced slightly from the normally required 25'-0". Because this lot is on a comer, the proposed house extends into the non-encroachment area a distance of roughly 7'-0", but because it is on a curve, there is still adequate sight distance. The applicant is wanting to move the house to this location to gain valuable side and rear land area. If no neighborhood opposition develops, this request appears reasonable, and staff supports the application. Councilmember Watson moved to approve Consent Agenda Items 8 A, B, C, D carrying Ordinance No. 91500-A-69, E carrying Resolution No. 101194.1, F carrying Resolution No. 101194.2, G, H carrying Ordinance No. 94671,'I, J carrying Resolution No. 101194.3, K. L and M. Councilmember Reitman seconded the motion; the motion carried 6-0 with Mayor Pro Tem Robertson and Councilmembers Alexander, Stahly, Watson, Reitman, and Sheehan voting in favor of the motion. Mayor Morton announced that Councilmember Mayo was absent from the meeting due to being out of state and asked that the Council excuse his absence. The Council voted to excuse Councilmember Mayo. PUBLIC HEARING: Consideration and approval of Village at Cottonwood Creek. Section VI, Replat, located east of Coppell Road; north of Parkway Boulevard, at the request of Tipton Engineering, Inc. Gary Sieb, Director of Planning and Community Services, made a presentation to the Council. Mayor Morton opened the Public Hearing and asked for those persons wishing to speak against this proposal. There were none. He then asked for those persons wishing to speak in favor of this proposal. Again, there were none. Mayor Pro Tem Robertson moved to close the Public Hearing and approve Village at Cottonwood Creek, Section VI, Replat, located east of Coppell Road; north of Parkway Boulevard provided that all conditions are met to the satisfaction of Staff. Councilmember Stahly seconded the motion; the motion carried 6-0 with Mayor Pro Tem Robertson and Councilmembers Alexander, Stably, Watson, Reitman, and Sheehan voting in favor of the motion. 10.
