PD184-NR000210Coppell Planning and Zoning Commission City of Coppell 255 Parkway Blvd. Coppell, Texas 75019 RE: PD 184 Spear Estates Dear Planning and Zoning Commi.~gion: 327 Tanglewood Lane Coppell, Texas 75019 February~tff, 2000 It has been brought to my attention that a zoning request and preliminary plat request have been submitted for approval by your commission at the February 17, 2000 meeting. The following issues concern me: I am opposed to a gravel drive being allowed because said drive material is difficult to maintain, creates dust, and creates noise when used. In addition, there are no regulations established for the maintenance of such a drive. When Stratford Manor was developed, the city required a 20 ft. wide no build/no fill area abutting this property. A proposed drive (made of asphalt or concrete) should be located no closer than 20 ft. from the common property line to be consistem with the Stratford Manor development. I am opposed to allowing a gate in the front yard (next to Deforest Road) since the city does not allow other properties to be gated. A gate would make it difficult for fire equipment to get to their house. If allowed, this could set a precedent in the city. 4. I think the property owner should be required to have adequate fire protection on his property by installing a fire hydrant near the house. 5. The property owner should provide a hike and bike easement along Denton Creek to be consistent with other immediate subdivisions. I am not opposed to this property being developed, but I think that exceptions should ~be allowed. Sincerely, Kathy Anderson
