Carter Add P2/Re-DR010927 City of Coppell Development Review Committee Comments Planning Department CARTER ADDITION, LOTS 1 & 2 Replat Carter Drive, west of Moore Road DRC Date: September 27, 2001 and October 4, 2001 Planning & Zoning Commission Meeting: October 18, 2001 City Council Meeting: November 13, 2001 1. This is essentially the same plat that was approved by the City Council on August 8, 2000, however need to explain the following inconsistencies: a) differences in the configuration of 100 year flood plain line within Lot 1. b) The buildable area in Lot 1 increased by 5,785 square feet and the buildable area in Lot 2 increased by 4,146 square feet, however, they are drafted essentially the same as they were on the previous plat. 2. Need to correct the city's signature blocks as shown required in Section XI C. of the Subdivision Ordinance, replacing the word final plat with replat. 3. Update all signature blocks to reflect the year 2001. 4. Need to update the date of the plat from June 16, 2000 to the current date. 5. Revise the franchise signature block to read: a) Verizon instead of General Telephone b) AT&T Broadband instead of Paragon Cable c) TXU Electric and Gas instead of TXU Gas and Electric Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October 4th Development Review Committee (DRC) meeting. B. Each applicant will bring two new sets of revised plats and plans to the October 4th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, October 9th tO resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and JPEG files or POWERPOINT SLIDES of each exhibit to the Planning Department.
