RE: Case #84-04-17.1/Coppell Shopping Center
LOCATION: Northeast corner of the intersection of
Denton Tap Road and Braewood Drive.
REQUEST: Requesting approval of a preliminary
plat for Coppell Shopping Center
APPLICANT: Custer Resources Corporation represented
by Campbell Scott
The applicant is requesting preliminary plat and site plan approval for a 35,000
square foot shopping center directly south of the Minyards location on Denton Tap
Road. The preliminary plat meets all subdivision submittal requirements with one
exception and that is showing the ten foot of necessary right of way dedication
along Denton Tap Road. In regard to the site plan, there were a few areas in
question:
1. Specific dimensions of drives, entrances, parking areas, etc.
2. A five foot set-back on the north side of the development where a
twenty foot set-back is required.
3. A preliminary landscape plan of the site.
4. Extension of the sanitary sewer to the southern property line.
A request by the Mayor's office and staff was made of the applicant to consult
with Univest and Minyards Corporation to pursue a joint agreement regarding
two areas:
1. A mutual access drive on the northern property line of this developement
and southern property line of the Townoaks Center.
2. Pursuing a common architectural design so as to have a uniform effect
for this entire area.
STAFF EVALUATION:
In relation to the ten feet of dedication, the applicant has been consulted of
this necessity and has confirmed that the ten feet will be dedicated and incor-
porated into the final plat. Regarding the site plan, those areas have been
resolved and are as follows:
1. Ginn's office stated that these particular specifications can be addressed
upon submittal of the final plat.
2. Since the applicant and UnivestlMinyards are pursuing a mutual entrance,
this five foot set-back would not have any detrimental effect concerning rear
accessibility.

3. The applicant will have a preliminary landscape plan designed for their
presentation.
4. Has no objections to extending the sanitary sewer to southern property
line.
In addition, a mutual access drive agreement has not been defined at this point in
time, but the applicant has agreed that if an agreement is not made, then they
will design their site plan to reflect the necessary twenty foot set back. An
architectural design has been completed regarding the exterior and elevations
of what the center will look like upon completion will be a part of the applicants'
presentation.
Since the applicant has consented to every request by the City staff and basically
meets all submittal requirements, it is the staffs recommendation to approve this
preliminary plat.
THE PLANNING AND ZONING COMMISSION:
The Planning and Zoning Commission recommended approval by a 5-0 vote.
