Enclosed for your review are the following revised plans for the subject
project:
10 copies of revised final plat
10 copies of revised paving and drainage plan
lO copies of revised utility plan
10 copies of revised landscape plan
These plans have been revised based on the meetings following the last
P & Z Commission meeting and based on the City consulting engineers review
letter dated June 20, 1984. The following items refer to the June 20 letter:
(1) A 15-foot utility easement along the east property line has been added
to the final plat.
(2) The site plan has been revised to show 24' wide fire lanes along the
east and north sides of the building.
(3) Revised landscape plans are enclosed. The site lighting plan is
included with the electrical section of the building plans.
(4) Drainage calculations are enclosed.
(5) We have coordinated with Mr. Steve Goram regarding sanitary sewer
service at the southeast corner of the property and have also discussed
it with Mr. Ginn. The property located south of Braewood Drive will
also have service at this location. Therefore, we understand that
extension of the sanitary sewer across the front of the property will
not be required.
(6) The screening wall along the east property line has been called out on
the drainage plan and is detailed in the architectural plans.

{7) We respectfully request that the drainage plan as submitted and
originally approved with the preliminary plat be accepted. The
proposed underground storm sewer and surface flume on site have been
designed so that they could be tied into a future underground storm
sewer along Denton Tap Road. However, we are not aware of any plans in
the near future for such a system. The existing roadside ditch
currently drains the property and also provides drainage for Denton Tap
Road. If an underground culvert was required along the property,
surface inlets and drainage swales would be needed to maintain the
proper drainage for Denton Tap Road. Therefore, we would have a
roadside ditch area along Denton Tap Road that would not be very much
different than we have today, since the existing ditch is not very deep
anyway. In order to provide drainage for the property, we will lower
the ditch flow line slightly, but do not think that we are creating a
hazardous or unsightly situation.
(8) Catch basin detail is provided.
(9) The building has been moved to the south to provide for the north
service drive within the property.
(10) It is our understanding that the minimum parking space width is 8'-6".
Parking space dimensions are shown on the architectural plans.
(ll) We have shown 20' radii on the Denton Tap Road entrances but feel that
10' radii are sufficient for Braewood Drive entrances.
(12) We have revised the pavement design as follows:
Parking lot shall be 4-1/2" thick, 3000 psi concrete, unreinforced,
with control joints at maximum 15' spacing.
Service drives shall be 5" thick, 4000 psi concrete, unreinforced,
with control joints at maximum 15' spacing.
(13) Pavement subgrade will be lime stabilized and compacted to 95% ASTM
D-698.
(14) Minimum slopes have been revised to 0.5%.
(15) The electrical engineer is currently coordinating with TP&L regarding
underground service.
(16) We have coordinated with Mr. Steve Goram regarding the fact that a
separate water meter for exterior sprinkler system is not required.

(17) Asphalt transitions are shown within the Denton Tap right-of-way.
However, textured concrete (Bomanite) strips have been added to the
three entrances to the parking lot as shown.
(18) We respectfully request that standard concrete headwalls be approved.
{19) Engineer's seal has been added to plans.
