RE: Case #84-05-21.1/Braewood Centre
LOCATION: Northeast corner of intersection of
Denton Tap Road and Braewood.
REQUEST: Requesting final plat approval of
Braewood Centre
APPLICANT: Braewood Development Group represented
by Pat Custer.
The applicant is requesting final plat approval for the 35,000 square feet
Braewood Centre, which was initially submitted as Coppell Shopping Centre.
The final plat meets all submittal requirements of the zoning ordinance
regulations. The subdivision specifications are still being reviewed at this
time and I will address any comments that Ginn's office may have the evening of
the hearing. The applicant will have available for his presentation the
landscape design, screening specifications and sign specifications that will
be incorporated into the project.
STAFF EVALUATION:
The applicant has been very cooperative in pursuing the requests by the mayors'
office and City staff regarding architectural designs and aesthetics relating
to the Townoaks Centre immediately north of this site. Therefore, if Ginn's
office accepts the final designs for the centre regarding subdivision speci-
fications, an approval is recommended of this final plat.
PLANNING AND ZONING COMMISSION:
This item was tabled at the June 21, meeting because the mutual access
agreement with Univest Corporation had not been established. This agreement
did not materialize for reasons that the Univest Corporation did not want
to deVulge. So, the applicant redesigned their plan to reflect the required
20 foot setback specified in the zoning district regulations.
The plat reflects all the revisions specified by Ginn's office but one, and
that is the installation of a completely enclosed culvert system along Denton
Tap Road. This specific area will need to be addressed at the meeting. Upon
resolvement of this matter, the staff recommends approval.
