(1) Monument sign excexxls 75 square feet.
(2) Submit sample of building materials to be used for the monument sign include roofing.

Placement of overhead power across Denton Tap Road is at variance with the terms of the
subdivision ordinance, namely:
"... where conditions do not warrant underground utilities... The use of above ground
utilities may be considered.., if the services are place on the rear properly line." Appendix
C, Section 5, paragraph B
"Overhead services will not be permitted to cross public rights-of-way." Appendix C, S
Section 5, paragraph F
For the City Council to grant relief from these provisions, the subdivider must show that:
"a. application oof the rules would deprive reasonable use of the land.
b. a variance is absolutely necessary to preserve property rights.
c. a variance sill not be detrimental to public safety.
d. a variance will not be simply a matter of convenience or expedience."

Comments by Parks & Recreation Manager:
(1) Landscaping along Denton Tap Road will conform to streetscape guidelines.
(2) Irrigation water meter will be assessed by Water Utilities Superintendent.
(3) Provide a 20' Hike and Bike Trail easement.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations
provide reasons why our comments should not be followed when you attend the May
4, 1995 Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the May 4th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, May 9th to resubmit twenty-eight (28) folded
copies of revised plans, three (3) reduced paper copies and one (1) transparency of each
exhibit to the Planning Department.
