Minimum finish floor should be shown on the face of the plat.
It should be clearly noted that the existing 15 foot sanitary sewer easement is to be
abandoned with this plat.
Fire lane outside radius to be a minimum of 50 foot. Contact Jeff Jones at 304-3500 for

You may need to provide a 20 foot hike and bike easement at the rear of the property.

Site Plan & Landscape Plan Colmnents:
On the site and landscape plans, the sewer easement on the north side of the lot should be
correctly shown as 20 feet.
Show floodplain on the site plan.
Show on-site utility locations.
Developer Information Comment:
It appears as though the location of the irrigation system and the landscaping is going to
be in conflict with the sanitary sewer to be constructed late this year. There needs to be
some discussion between the applicant and the City as to the possibility of delaying the
installation of the irrigation and landscaping until such time as the sewer line has been
installed without delaying the approval of a CO, if in fact the facility is constructed prior
to the installation of the sanitary sewer line.
