RE: Burch Addition, Lot 4, Block "A", (Orthodontics Clinic) Final Plat
Dear Dr. Stich:
This letter is to inform you that your request to approve the Burch Addition, Lot 4, Block "A",
Final Plat, located on the west side of Denton Tap Road, approximately 535 feet south of Bethel
School Road, was approved by the Coppell City Council on Tuesday, June 13, 1995, with the
following conditions:
Provision of an easement for overhead electric utilities and location of a power
pole on the south side of the proposed building a minimum of 100 feet behind the
front property line, and subject to City Council approval of a variance of the
requirements of Appendix C Section V, paragraph D, of the Subdivision
Ordinance, and
o
revision of the site plan and landscape plan to show sewer easement on the north
side of the lot as a 20'-wide easement, on-site utility locations, fire hydrant
easement and 15'-wide utility easement as recommended by the Engineering
Department.
The Hike and Bike Trail was also approved to be at the front and north side of your property.
Approval of this Final Plat is valid for six (6) months from the City Council agenda date. If the
Final Plat has not been submitted to the Planning Department prior to December 13, 1995, the
plat shall be deemed null and void and resubmittal shall be required. See the attached checklist
for the requirements for executing Final Plats and Replats.
