Eliminate the following exhibits from the next submittal: · Title Page · Index of drawings · Grading and Drainage Plan · Utility Plan · Irrigation Specifications · Irrigation Plan · Building Section (A5.01) 2. Show adjacent zoning on the zoning exhibit. 3. Staff requests that the applicant provide the following changes to the landscape plan: · A 3-foot high berm with Austrian Pine planted on top of the berm to screen the loading area along Bethel Road. Provide a 30" hedge to screen from abutting property lines the 15 parking spaces in the northwest portion of the lot, as well as the 8 truck spaces in the northeast portion of the side. · Planting islands must be located at each terminus of each single row of parking and the islands must contain at least 1 tree. · Specify in the Plant List the caliper inch of the Austrian Pine at the time of planting. · Verify that all pavement area (off-street parking, loading areas, truck parking and driveways) shown amounts to 26,028 sr. · Under perimeter landscaping show the linear square feet that is required versus what is provided. 4. It is the understanding of planning staff that all trees in the buildable area need to be mitigated. Also, verify with Brad Reid if #dd qualifies as a specimen tree. Contact Brad Reid with regards to revisions needed on the mitigation plan. 5. As Bethel Road is in the City's Secondary Image Zone, staff requests that the applicant investigate the possibility of relocating the overhead line along the north side of Bethel to the rear of the property or placed underground. 6. Place a note on the Site Plan that all additional electrical wiring shall be underground and all mechanical equipment, electrical equipment, and utility meters shall be either placed in inconspicuous locations or screened from view. 7. Bring to the April 1 st DRC meeting a color board sample of all exterior-building materials. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the April 1st Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the April 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, April 6th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
