TRANSPORTATION: South Coppell Road is a 2-lane undivided asphalt road with side ditches in a 60'-wide right-of-way, proposed to be a C2U collector street with curb and gutter inside a 60'-wide right-of-way. Burns Street is a 2-lane undivided thoroughfare contained in a 60'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- vacant; "LI" Light Industrial South - D.A.R.T. railroad; "LI" Light Industrial East - vacant; "LI" Light Industrial West - vacant; "LI" Light Industrial Item 15 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for light industrial and showroom uses. DISCUSSION: The purpose of this replat is to relocate the eastern property line of Lot 2, Block 4 by approximately 33' to the west. The minor plat is to record the creation of a single building site for a 4-acre parcel of property located at the southwest comer of S. Coppell Road and Burns Street. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Planning staff recommends approval of the replat and minor plat subject to the following conditions being met: 1) All easements are shown on the plat. 2) Include the floodplain permit note and signature block on the minor plat.
