Commerce 1P/Re,MP-DR 990930 City of Coppell Development Review Committee Comments Planning Department Coppell Commerce Center, Lot 3, Block 4, Replat/Minor Plat DRC Date: September 30, 1999 Planning & Zoning Commission Meeting: October 21, 1999 City Council Meeting: November 9, 1999 1. Title block should reference the replat of Lot 2, Block 4. 2. The drawing should show all of Lot 2, Block 4 with corresponding distances. 3. Modify owner's certificate to include the metes and bound description of the Lot 2, Block4. 4. Show all adjacent property owners and zoning. 5. Revise the city officials' signature block. This plat will be reviewed by City Council. (See attachment). 6. St. Louis & S.W.R.R. does not own the 300'-wide r.o.w. Indicate the new owner as Dallas Area Rapid Transit Property Acquisition Corporation. 7. Existing fire lanes and easements on both lots must be shown on the plat. 8. Property owners of Lot 2 and 3 will have to sign the plat. 9. Submit blacklines on white paper for the next submittal. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the October 7th Development Review Committee (DRC) meeting. B. Each applicant will bring one new set of revised plats and plans to the October 7th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, October 12th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
