The building line on the north side of Lot 5, Block B, should be shown as a 25'
building line. Also, the comer of that lot and the comer of Lot 7, Block B, need a
radius.
Provide a copy of the private restrictions. These should establish roles governing
fences. Wooden fences facing a street look better from the street with the posts and
rails on the inside. Also, there should be a limit on fence height. The City will
permit fences on the west right-of-way line of Homewood Drive and the street right-
of-way at the north side of Lot 10, Block C. However, the private restrictions could
require those fences to observe the building setback lines. The resulting fenceable
backyard widths would be less than that on an interior lot, but the lots adjoining
Homewood Drive compensate with additional depth. The fenced portion of the
backyard of Lot 10, Block C, would be only 60' wide, but the restriction is needed to
prevent fencing in front of the HOA wrought iron fence. If the restriction were
placed on the plat as well, the City could enforce it. This would be helpful in the
furore when homeowners begin building or rebuilding their fences.

Please revise plats, landscape plans, and utility plans based on staff recommendations provide
reasons why our comments should not be followed when you attend the December 7, 199g
Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the December 7th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer
for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, December 12th to resubmit twenty-eight (28) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one (1) transparency
(8 1/2 x 11) of each exhibit to the Planning Department.
