Preliminary Plat
Show ROW for Sandy Lake Road and Heartz Road.
Show the names of all streets in subdivision.
Show floodplain block.
Show signature block.
Show visibility site triangles at all ingress/egress points off of Heartz Road.
Relocate wall out of visibility site triangles on Heartz Road.
Impact fees required.
Correct vicinity map with regard to street names.
Show the zoning of the adjacent properties.
Provide ROW corner clip at the Sandy Lake Road/Heartz Road intersection and at
all internal intersections.
11. The driveway easement shown on Lot 2 should be shown as a part of Lot 1 and not
an easement.
12. Remove the following notes from the PD conditions: "Utilities to be 7 feet inside back
of curb" and "Accent structures, planter walls.., shall be permitted in the public
right-of-way .... to the residential use."
13. Show easements for drainage improvements on Lot 7.
14. There needs to be conversation about the drainage easement behind Lots 14-22. The
City is not interested in having a public easement with no improvements.
