RE: PD-186~ Conceptual PD Site Plan
Dear Mr. Brown:
This letter is to inform you that Case No. PD-186, Duke-Weeks Realty Corporation, zoning
change request from LI (Light Industrial) to PD-LI (Planned Development, Light Industrial) with
a Concept Plan to allow the development of 7 office/warehouse facilities on approximately 142
acres of property along the north side of W. Bethel Road, south of Ruby Road, and west of
Coppell Road, was approved by the Coppell City Council on Tuesday, September 12, 2000,
subject to the following conditions:
1) Show brick paver bands at Freeport/Bethel Road.
2) Consider retention vs. detention ponds.
3)
Verify permanent landscaping requirement (shown on one plan as 1,120,129 square
feet).
4) Insure Landscape Tabulations and Sheet A. 1 calculations track with one another.
5)
No building permit or Certificate of Occupancy shall be issued for any portion of the
property until a Detail Site Plan is approved after a Public Hearing by the Planning
Commission and City Council.
6)
Among other requirements, a color board will be required before a Detail PD will be
reviewed.
7)
A tree survey and tree preservation reparation will be required before development is
allowed to occur on the property.
8) Fire Department regulations will be addressed during plan review process.
9) Address departmental comments (attached).
10) All issues regarding the abandoned State Road fight-of-way, utility easement for TU
Electric service to the Wagon Wheel Park, and Hike & Bike Trail easement be
resolved to the City's satisfaction.
