Burch Add L1/FP-CS 941214~7/ /~-------"1 The City With A Beautiful Future · Wes Burch 580 South Denton Tap Road Coppell, TX 75019 RE: Burch Addition, Lot 1, Block A, Final Plat Dear Wes: P.O Box 478 Coppell, Texas 75019 214-462-0022 December 14, 1994 This letter is to inform you that your request for approval of Burch Addition, Lot 1, Block A, Final Plat, located at the southwest corner of Denton Tap and Bethel School Roads, was approved by the Coppell City Council on Tuesday, December 13, 1994. The following conditions apply: All required fees must be paid or satisfied prior to the Mayor executing the Final Plan and its recordation; a Developer's Agreement relating to the construction of an access easement and left-turn lane at the median to the south, drafted by the City's legal staff needs to be executed; landscaping requirements need to be met; and the variance for the wrought iron fence with landscape screening is granted. You will find a copy of the Developer's Agreement attached for your review. Four copies will need your signature before it can be executed. Will you please come to the Planning Department as soon as possible to sign the four original documents. No construction may begin until the final plat has been filed with the Dallas County Plat Records Department. Approval of this final plat is valid for six (6) months from the City Council agenda date. If the final plat has not been submitted to the Planning Department prior to June 13, 1995, the plat shall be deemed null and void and resubmittal shall be required.
