HEARING DATE: September 11, 1990 LOCATION: Approximately 443 feet north of the northwest corner of Sandy Lake Road and Samuel Boulevard. SIZE OF AREA: 1.573 Acres REQUEST: Approval of a preliminary plat. APPLICANT: Coppell Church of Christ Joe Fitch, Trustee 728 S. Coppell Road Coppell, Texas 75019 (214) 393-2945 TRANSPORTATION: Access to this church site will be gained by way of Samuel Boulevard. SURROUNDING LAND USE & ZONING: North - Lee Elementary School (C zoning) East - Georgetown Shopping Center & St. Ann Catholic Church (C zoning) South - Residential (PD-SF) West - Vacant (SF-12) COMPREHENSIVE PLAN: ANALYSIS: This 1.573 acre site is properly zoned for the use of a church, and will not require a Special Use Permit since it is zoned (C) Commercial. The applicant plans to construct a 7000 square foot church that includes enough space for classrooms. Future expansion of the church may occur to the north or west of this property, as future contracts are settled with the present property owner. ITEM ? Parking spaces as indicated on the site plan, meet and exceed the minimum parking regulations by an extra four spaces. Landscaping will be provided in the front yard and along the west side of the building. The lighted, identification sign, which is shown on the Site Plan, is labeled for review purposes only. The final inspection will occur at the time of Building Inspection review, and will be subject to conformance of the Sign Ordinance. City Engineer City of Coppell 255 Parkway Boulevard Coppell, Texas 75019 RE: COPPELL CHURCH OF CHRIST PRELIMINARY PLAT Dear Shohre: As a result of the Review Committee Meetings regarding the above referenced property, I have been authorized to prepare a study of the drainage situation from the northwest corner of the school site to the 10 acre commercial tract owned by Univest Development Company. In this study, I will determine a solution to the current drainage problems at said location, as it is impacted by impending development of the 10 acre tract, of which the church tract is a part thereof. The study will be completed prior to submission of final engineering plans and final plat of the subject property. The Coppell Independent School District property is an integral part of the study. Mr. Mike Allen, Univest Development Company, is in the process of coordinating the results of the study with the School District's representatives.
