Dear Wes:
This letter is to inform you that your request for approval of Burch Addition, Lot 1, Block A,
Final Plat, located at the southwest comer of Denton Tap and Bethel School Roads, was
recommended by the Coppell Planning and Zoning Commission on Monday, November 14,
1994. The following conditions apply:
A Developer's Agreement relating to the construction of an access easement and
left-turn lane at the median to the south will need to be drafted by the City's legal
staff and executed prior to submission to City Council;
landscaping requirements need to be met;
the applicant will need to request a variance for the wrought iron fence with
landscape screening from Council, since it is the only body which can modify the
fencing requirement; and
the dotted line adjacent to Bethel School Road and Denton Tap Road should be
labeled.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 13,
1994, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application.
