Revised Freeport IX Site Plan/Landscape Plan
Dear Mr. Brown,
Per your request of March 5, 2001, we have reviewed the revised site plan (dated
February 23, 2001) and landscape plans (dated March 1, 2001) on property at the above
location. The revised plans qualify for administrative approval by the Director of
Planning and Community Services, per Section 12-27-303) of the Zoning Ordinance, due
to no increase in the building size or location, and the increased percentage of office has
been addressed by increasing the number of parking spaces and landscaped areas.
On January 9, 2001, City Council approved the detail plan for these tracts subject to
several conditions which are still outstanding:
1. An agreement between the City and Duke-Weeks addressing tree mitigation,
reparation schedule, and the improvements to and maintenance of off-site
landscape medians.
2. All issues regarding the State Road right-of-way utility easement for the TXU
electric service to Wagon Wheel Park and Hike and Bike Trail easement being
resolved.
City approval of the Property Owners Agreement for the maintenance of all
common areas.

It is my understanding that efforts have been made to address these issues. However, a
building permit will not be issued for the first phase of development until these issues are
resolved.
