Box 478 Coppell, Texas 75019 Dear Ms. Bowman: As you are aware, the Final Plat for the above-referenced project has been submitted to the City for review. This plat is scheduled to be placed on the June 23rd City Council meeting agenda for consideration and adoption. We respectfully request, on behalf of our clients, Skyhawk Venture and American Stores Properties, Inc., owners of the project, that certain variances to the City's Zoning and Subdivision Ordinance be allowed. These requested variances are as follows: 1. Waiver of the requirement to construct a sanitary sewer main along the site frontage on Denton Tap Road. We feel that since the northeast corner of the site is located at a natural high point, a main in this location would be unable to service any sites to the north, and therefore, would be an unjustified expense. 2. Deferment of the required screening wall along the west property line until construction of the future building on Lot 3 and the future box culvert. The construction of the wall at this time will impede the construction of the future box culvert along this property line. It is our understanding that the use of painted concrete block in lieu of masonry elements for building construction in the service areas is not a variance to the subdivision ordinance, but rather is an item to be presented to the Board of Adjustment.
