Box 478 Coppell, TX 75019 Dear Ms. Bowman: As you are aware, the Final Plat for the above referenced project has been submitted to the City for review. This plat is scheduled to be placed on the April 16th Planning Agenda, and the May 12th City Council meeting agenda for consideration and adoption. We respectfully request, on behalf of our clients, Skyhawk Venture and American Stores Properties, Inc., owners of the project, that certain variances to the City's Zoning and Subdivision Ordinance be allowed. These requested variances are as follows: 1. Use of painted concrete block in lieu of masonry elements for building construction in the service areas (see letter dated 1/30/87, from Richard Watson to Dale Jackson, copy enclosed). 2. Waiver of the requirement to construct a sanitary sewer main along the site frontage on Denton Tap Road. We feel that since the northeast corner of the site is located at a natural high point, a main in this location would be unable to service any sites to the north and, therefore, would be an unjustified expense. 3. Deferment of the required screening wall along the west property line until construction of the future building on Lot 3 and the future box culvert. The construction of the wall at this time may impede the construction of the future box culvert along this property line. This box culvert is to be constructed when Lot 3 of the site is developed.
