Shopping Center Sign Criteria
Copy Permitted
Sign copy shall be limited to the name under which Tenant is doing business.
Logos and Trademarks
When Tenant has a logo or trademark which is used in conjunction with Tenant's name, he may seek Landlord's approval
for the use of the logo in conjunction with his sign, provided logo meets location, color sign type and illumination
specifications defined herein (no product logos are permitted).
3. Type Signs Permitted
Only individual channel letters mounted on a 6" X 8.25" raceway for a single row of letters or a 6" X 12" raceway for
stacked copy. The raceway will be fabricated of 22 gauge Duranodic Bronze aluminum.
The overall length or spread of letter cannot exceed 75% of the total linear storefront measurement of the leased space or
50' whichever is less. The oveall length shall include the letter background plate.
Any style (block or script) may be used. Upper and lower case letters are allowed. Lessor will have final review over
height increases for script letters.
Logos in addition to signage must be approved. They must be proportionate to height of fascia and sign.
Ali lines of lettering shall run horizontally.
Box type signs will not be permitted.
4. Color (Ivory is the main sign color for the Project. Logos may be corporate colors)

Returns to be painted to match background plate. Return on brushed aluminum background shall be clear anodized.
Trim Cap 1" - Color to match letter face.
5. Letter Style
Tenant may choose style, to be approved by Landlord.
Construction of Letters
A. Individual channel letters will have 1/8" Plexiglas faces
B. Returns and Backs
24" tall letters or smaller, use .063 aluminum backs and .040 aluminum sides.
24" tall letters or larger, use .090 aluminum backs and .063 aluminum sides
C. No armorplate or wood in the manufactured returns may be used
D. Background plate shall be a/8" thick aluminum, attached to 2" X 12" aluminum wireway and channel letters.
6. Illumination
4500 White Neon. The neon should not be a noticeable source of light.
Letters 4" in width and under, one single stroke 15mm neon tube each letter.
Letters in excess of 4" in width, two double stroke 13mm or 15mm neon tubes each letter.
Neon color as follows:
White Plex: 6,500 degrees white
7. Secondary Wiring
All secondary wiring to be contained within raceway. GTO cable to be insulated with Quick Connects or glass slop sticks
at all penetrations between letters and raceway. Amperage load shall be computed and shown on drawing for primary
circuit.
Electrical power shall be brought to required location at Tenant's expense. Routing and location of conduit and other
required items shall not be visible on front of fascia. Only two wall penetrations per transformer will be permitted for
electrical wiring. Penetrations for wiring shall be in a mortar joint located behind letters in the sign. Signs should be
prewired in the shop.
An access panel in the canopy soffit must be provided within the Tenant's demised premises.
Final electrical connections of sign to transformer box will be performed by a licensed electrician.

Transformers
Transformers shall be all copper wound "France", Allison" or Jefferson transformers, with no more than 50 feet of neon
loaded per 15000/30 transformer. All transformers to be installed in raceway for fire protection.
Miscellaneous Electrical
No interconnecting wiring between letters will be allowed.
Junction box for electrical hookup to be provided by tenant's contractor behind fascia. Final electrical hookup to be
performed by a licensed electrician. Also, timeclock to be provided and installed by same, approved by Landlord.
timeclock setting shall be from sunset to midnight.
Letter Size
for single row of letters - maximum height of 24" per letter and minimum height of 12" per letter.
For double (Stacked) rows of letters - maximum height of letters including space between letters to be 30" and minimum
height of individual letters to be 10" each. Return depth shall be 5". The length of the sign shall be a maximum of 75% of
the storefront width. Example: a 30' storefront would allow a maximum sign length of 22'6". A combination of upper
and lower case may be used.
Letters 24" - 30" wlll be 3/16" Plex
Letters 10" up to 24" will be 1/8" Plex
Placement of Letters
Letters are to be placed on a raceway centered on fascia area of storefront left to right and centered vertically top to
bottom. No unusual letter spacing shall be used to stretch or extend the sign area, without Landlord's written approval.
Single line copy to be centered on raceway. Stacked copy to be spaced 3.5" between lines of copy and centered vertically.
Tenant will be responsible for all damage to the building incurred during sign installation or removal
Letter Construction
All letters must be fabricated of welded aluminum and constructed of .063 aluminum backs welded to .050 aluminum
with 5" returns, primed with zinc chromate and interior of letters painted white. All letters and raceway to have
weepholes. No Channelume, Armorply, sheet steel or riveted letters will be allowed.
Installation
See Attached Sketch. The sign must have a timer installed and working.
Permits
All required City permits and approvals from Landlord are required prior to sign fabrication. All signs must be U.L. rated.
Submittal For Approval
Three sets of drawings showing complete sign with dimensions, specifications and installation details must be submitted

Drawing shall indicate the following specifications: Type, color and thickness of all sign components, type of illumination
and mounting method. Tenant's sign contractor shall first visit the site to verify existing conditions prior to preparation
of shop drawings: information needed to prepare submittals shall also be obtained during this visit.
Drawings must include fascia cross section showing elecrtrical connections.
Notice: Written approval and conformation with these specifications does not imply conformance with local City and
Commercial Association ordinances. Please have the sign company check with local authorities to avoid non-compliance
with local codes. If this criteria and the City code vary, the more restrictive requirement will apply.
Window and Door Signs
Permanently painted window and door signs are not permitted.
Service Door Signs
Suite # and company name will be applied to service doors as follows:
size - 3" upper case letters
Color and Type - White vinyl adhesive letters
Style - Medium Helvetica
Location - Centered horizontally on service door and 16" from top of door.
Submit scaled drawings for approval prior to installation.
Tenant Responsibilities

A) Tenant is responsible for drilling through building fascia and for repairing any damage caused by such drilling.
B) The Tenant is responsible for damage resulting from fire caused by secondary wiring in sign or by neon inside sign.
Tenant should have some understanding with sign manufacturer regarding damage caused by defects in the work.
C) Tenant shall remove ali signs at the termination of lease at Tenant's sole risk and expense and shall, in a workmanlike
manner, properly repair any damage caused by the removal or existence of Tenant's signs.
D) The Tenant is fully responsible for compliance with these criteria. Do Not make final payment to sign company until
Landlord or Landlord's representative reviews and approves the installed signage.
19. Dimension Verification
Tenant's sign company shall field verify all measurements herein stated prior to fabrication of sign.
20. The following are not permitted
A) Roof signs of box signs
B) Cloth signs hanging in front of business
C) Exposed seam tubing
D) Animated or moving components
E) Intermittent or flashing illumination
F) Iridescent painted signs
G) Letter mounted or painted on illuminated panels
H) Signs or letters painted directly on any surface except as herein provided
I) Portable signs and or trailers
J) The names, stamps or decals of manufacturers or installers shall not be visible except for technical data (if any) required
by governing authorities.
21. Required Signs:
1. Tenant shall be required to identify its premises by erecting one (1) sign which shall be attached directly to the
building fascia as described herein. Where the Leased Premises is a corner store, the Tenant shall install a fascia sign on
each fascia when the parallel lease frontage exceeds 15', and the criteria shall govern each frontage respectively; however,
a maximmn of two signs will be permitted for a corner lease.
2. Tenant shall not be allowed to open for business without approved required signs in place. Failure to open for
this reason shall not excuse the Tenant from the performance of its obligations under the Lease.
22. All signs are subject to Riverchase Association approval.
23. TENANTS ARE ALLOWED TO CHOOSE THEIR OWN SIGN COMPANY, HOWEVER PLEASE MAKE SURE THAT YOUR
SIGN MANUFACTURER SUBMFrS PLANS TO THE LAHDLORD, PRIOR TO THE MANUFACTIJRE OF THE SIGN.

Sign Criteria for Coppell Crossing
1. Adhere to the Sign Criteria as defined in the Lease.
2. All signs must be manufactured new. No used parts
3. Field measure before sending your diagram to Mockingbird
Management Co. for approval.
4. Whatever letter style chosen, it must be consistent throughout the
sign.
5. Raceway must be anodized bronze aluminum to match the storefront
on the building. Raceway to be 6" X 8" and contain the transformer
with a kill switch on the end.
6. No visible rivets.
7. No signage is allowed to be installed on the building without a
representative of Mockingbird Management Company on site to
approved the sign before installation.
8. Any damage to the building will be paid for by the Sign Company and
funds will be withheld from the Tenant Finish Out to cover the
expense. Stucco is very fragile. Treat it carefully.
9. Make sure that all signage is secured to the steel studs.
8. Colored signs will be considered on a case by case basis.
