RE: Coppell Crossing, Lot 2, Block 1, Site Plan
Dear Mr. Vexler:
This letter is to inform you that the Coppell Crossing Addition, Lot 2, Block 1, Site Plan, to allow the
development of two office/showroom buildings on 3.2 acres of property located west of MacArthur Blvd.,
along the north side of the D.A.R.T. right-of-way and along the east side of the Dallas Power & Light
Company easement was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, February 18, 1999, subject to the following conditions:
l)
The landscape plan must be signed and sealed by a licensed landscape architect or a bona fide
nurseryman.
2)
Specify under the Plant Legend on the Landscape Plan that the shrubs screening the off-street
parking pavement will be at least 30" in height at the time of planting.
3)
Show on the Site Plan the approximate location of the 24' emergency apparatus access road (City
Attorney Bob Hayer will provide verbiage).
4) Building materials to match those used on Phase I.
The date scheduled for consideration by the Coppell City Council is Tuesday, March 9, 1999, at 7:30 p.m. A
representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets only those items which
accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline
for revised drawings is 12 noon, Wednesday, February 24th. Therefore, please submit 17 folded copies o'fthe
revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date.
The drawings which require change in order to comply with the Planning and Zoning recommendations are: Site
Plan and Landscape Plan. We also need by 12 noon, Wednesday, February 24th, 17 additional copies of the
South and North Building Elevations and Floor Plans to forward on to Council.
