Need a clarification of size of lot: ·Data Table on Site Plan states the size of the lot as 45,790 square feet, ·Final Plat - 46,671 square feet on face of plat, and ·46,675 square feet in the legal description on the Final Plat. 2. Parking - required parking for retail is 1:200, restaurant is 1:100, what is the proposed use of this building? If restaurant - then SUP required 3. Circulation - Vehicular circulation should be provided between parking lots within this tract, provide a connection between the southern and northern parking lots. 4. The note "Hatched area indicates location of new pavement" points to parking lot area, however, there are no hatched areas. 5. What is the "Food Court" ? Is it an order board? 6. Dumpster location and orientation needs to be consistent on all plans. 7. The 60' front yard requirement was eliminated on the south and east sides of this lot and 20' rear setback was reduced to 10' feet per Board of Adjustment, March 2, 2000. 8. One (1) loading area is required for retail buildings exceeding 5,000 square feet, none are shown. 9. Need to specify location, height and types of site lighting fixtures 10. Need to show zoning district(s) on adjacent properties. 11. Need dimensions on boundary of lot. Landscape Plan Comments: 1. Locate on the Landscape plan areas designated as perimeter, non- vehicular and interior landscaping. 2. Per Section 34-1-8(B)(3) - Single Row of parking shall have landscape islands separated no more than 15 spaces or less than 5 spaces. The Board of Adjustment only granted one variance in this regard, several are shown. 3. Need dimensions on boundary of the lot and area of lot. Page 1 of 2 4. Tree calculations: 19 trees are required as follows: · Per Section 34-1-8 (B) 2. There shall be a minimum of one (1) tree planted for each 400 square feet or_fra, tion thereof of the required interior area, therefore, 6 trees are required for interior. · Per Section 34-1-8(B)3, planting islands shall contain at least one (1) tree, trees needed to be added in the islands. · Non-vehicular landscaped area requires 3 trees. · Per Section 34-1-8 (C) 3 Perimeter trees are required one tree for each 50 linear feet or fraction thereof. Final plat indicates 471.25 linear feet along the north and western property line, requiring (9.4) 10 trees. Plat Comments: 1.
