RE: Coppell Crossing Addition, Lot St Block 1~ Final Plat and Site Plan
Dear Mr. Lam:
This letter is to inform you that the Coppell Crossing, Lot 5, Block 1, Final Plat and Site Plan, to
allow the development of 5,046 square foot retail building on approximately 1 acre property
located along the west side of S. MacArthur Boulevard, approximately 580' north of the
D.A.R.T. right-of-way, were recommended for approval by the Coppell Planning and Zoning
Commission on Thursday, April 20, 2000, subject to the following conditions:
SITE PLAN CONDITIONS:
1 ) The granting of a Special Exception by the Board of Adjustment to
Section 34-1-8(B)(3) of the Landscape Ordinance allowing for rows of
parking with less than 5 spaces.
2) The raceway of the signage shall match the material on which it is mounted;
i.e., bronze on brick, off-white on EFIS.
FINAL PLAT CONDITIONS:
1) All existing easements being labeled with volume and page number.
2) The plat being a black line verses a blue line print.
The date scheduled for consideration by the Coppell City Council is Tuesday, May 9, 2000, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this
item may result in the denial of this application. City Council has instructed staff to include in its
agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17
folded copies of the all exhibits on or before 12 noon~ Wednesda% April 26th. Also, please
submit three (3) 8 1/2 x 11 paper reductions at the same time.
