Northwest Hwy., Ste. 3280 Dallas, TX 75220 (214) 654-0123 FAX: (214) 654-0122 HISTORY: City Council rezoned the property to "C" Commercial in October of 1995, in compliance with the terms of an agreement settling a lawsuit. The Planning and Zoning Commission and City Council approved a preliminary plat for the property early in 1998. During first quarter of 1998, the applicant submitted a commercial planned development zoning change request which both the Planning and Zoning Commission and City Council denied. Shortly after, the applicant submitted a variance request to the Board of Adjustment to allow the 7,200 sq. ft. of required perimeter landscaping to be incorporated in the interior landscaping. On January 7, 1999 the Board of Adjustment granted the request to the applicant. City Council approved the site plan on this site at the March 9, 1999 meeting. Item//12 TRANSPORTATION: MacArthur Boulevard is a 4-lane divided thoroughfare built in a 110'-wide right-of-way shown on the thoroughfare plan as a P6D, 6-lane divided thoroughfare. SURROUNDING LAND USE & ZONING: North- South - East - West - Undeveloped; C, Commercial Undeveloped; C, Commercial Commercial development; R Transmission line and undeveloped; A and SF-9 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for regional retail uses. DISCUSSION: This 3.2-acre tract is immediately to the west of the existing 2 retail buildings. Last month, the Planning and Zoning Commission recommended approval of a site plan on this tract with 2 office buildings totaling approximately 26,000 sf. City Council approved the site plan on March 9, 1999. The submitted plat conforms to the approved site plan and city regulations. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of the preliminary plat.
