This preliminary plat does not track with the site plan that was recommended for
approval by the Planning and Zoning Commission on February 18th. Please
modify boundaries of this plat to reflect those of the site plan. (Specifically, we
are referring to the triangular landscaped area north of the northernmost fire lane
and the southeastern boundary does not match the approved site plan.)
The location of the 24' Emergency Apparatus Access Road is incorrectly shown.

3. The floodplain administrator's signature block is missing (see attachment).
4. Consolidate the TU Electric and Lone Star Gas signature block.
The landscape plan must be signed and sealed by a Landscape Architect or
bonafide nurseryman.
6. The irrigation plan must be signed and sealed by a licensed irrigator.
7. Show all adjacent zoning.
Does TU Electric own the land on which the Gas Measuring Station is located? If
so, that area may not be included with this plat.

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations
should not be followed when you attend the March 4th Development Review Committee (DRC)
meeting.
Each applicant will bring one new set of revised plats and plans to the March 4th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March 9th to resubmit eighteen (18) folded copies of revised
plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.

Ail subdivision proposals shall have the boundaries of the lO0-year floodplain
and floodway clearly shown on the preliminary and final plat.
All lots within or adjacent to the 100-year floodplain shall have the lowest
floor elevation for each building site shown on the final plat.
When any part of a subdivision lies within or adjacent to the lO0-year
floodplain; a permanent bench mark tied to a designated National Geodetic
Vertical Datnm marker shall be established within the subdivision at an
accessible location. The bench mark and tie shall be located and referenced
with all pertinent information on the final plat along with a registered public
surveyor's seal.

When any part of a completed subdivision is within or adjacent to the lO0-
yca- floodplain, thc following note must be placed on the/in,al plat:
'The developer, builder, seller, or agent shall inform in
writing, each prospective buyer of subdivision lots or
property located within special flood hazard areas of this
site that such property is in an identified flood hazard
area and that all development must conform to the
provisions of the City of Coppeli Floodplain
Management Ordinance."
