Coppell YMCA/PP-DR 971030 City of Coppell Development Review Committee Comments Planning Department Coppell Family Y.M.C.A., Lot 1, Block 1, PP DRC Meeting: October 30, 1997 Planning & Zoning Commission Meeting: City Council Meeting: December 9, 1997 November 20, 1997 The Town Center District established an Architectural Review Board. Please provide architectural elevations, materials selection, lighting facilities, and signs. The landscaping provisions of the zoning ordinance requires that vehicular pavement must be screened from adjoining property. Continuation of 30"-high shrubbery will be required from the northwest parking area along the driveways and parking spaces to the hike-and- bike trail easement at the northeast corner of the site. To screen the southwest parking area fi.om adjoining property, we suggest cutting into the hillside 3 feet. The "Y" facility is a non-residential use. It adjoins single-family residential zoning on the east. The screening requirement is a 6'-high masonry wall along the entire east property line. 4. Submit an irrigation plan. 5. Show loading areas, trash facilities, and associated screening. 6. Show how building will be served with power. 7. Show roof top mechanical equipment and associated screening. Note: A. B. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the November 6th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the November 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, November llth to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
