RE: Cop_nell Family Y.M.C.A.. Lot 1, Blk. 1. Preliminary_ Plat and Site Plan
Dear Sir/Madam:
This letter is to inform you that the Coppell Family Y.M.C.A., Lot 1, Block 1, Preliminary Plat
to allow the development of a private fitness center with an indoor gymnasium, swimming pool,
weight room and childcare facilities on 5.366 acres of property located at the southeast comer of
Town Center Boulevard and Town Center Drive was recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, November 20, 1997, subject to the following
conditions:
1)
Provision of a notation showing that Town Center Boulevard and Town Center
Drive have been dedicated; or, if not, dedication of these streets with the final plat
of this subdivision.
2)
Provision of a looped private 8" water line along the north and east side (See
Engineering comments).
3)
Connection of the proposed 39" RCP to the existing drainage north of the
development (See Engineering comments).
4) Compliance with all other provisions of the Zoning Ordinance and City Code.
5) Provision of elevations and all four sides of the proposed building.
For your information, the Site Plan was not approved and needs to be revised to include all four
building elevations and resubmitted with your Final Plat.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 9,
1997, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. The submittal deadline for revised
drawings is 10am., Wednesday, November 26. 1997. Therefore, please submit 17 folded
copies of the revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date.
The drawings which require change in order to comply with Planning and Zoning
recommendations are: Preliminary Plat and Landscape Plan. Also, please provide 17 copies of
all other documents as submitted originally, including the Site Plan, perspective, tree survey,
front building elevation and sign details.
