Note that the Planning and Zoning Commission is not the final approval
authority on this plat. Signature blocks need to be set up for the Mayor to
sign.
Roadway access easement V. 95199, P. 5124, is incorrectly placed. Designate
each of the 3 right-of-way dedications conveyed by V. 95199, P. 5102;
V. 96006, P. 2839; and V. 96101, P. 4047.
Although the standing seam metal roof will not be highly visible, plans should
specify a color or color range.
Provide color of attached signs.
Provide letter of approval from Town Center Architectural Review Board.
Under the Utilities Certificate, substitute "TCI Cablevision" with "Paragon
Cable'.
Show zoning for Chaucer Estates Subdivision.
Parking spaces must be a minimum 9'x 19', except where a parking space in to a
curb or wheel stop which adjoins a landscaped area. Check the parking space
dimensions of parking spaces in front of the building.
Provide parking ratio for this facility.

Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the February 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the February 5th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer
for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, February 10th to resubmit eighteen (18) folded copies
of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

SECTION XI - FILING OF PLAT
SECTION Xl - FILING OF PLAT
After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall be~ all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and two (2)
mylar copies of the "filed" plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials within six montl~ after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply. -
Approval block: The following notice shall be placed on the face of each
Preliminary Plat by the subdivider:
"Preliminary_ Plat for Review Purooses Only"
