Final Plat and Site Plan Dear Madam/Sir: This letter is to inform you that at last evening's City Council meeting, a decision on the Coppell Family Y.M.C.A.. Lot 1. Block 1. Final Plat and Site Plan was tabled to its March 24th meeting. Revised plans will need to be submitted to the Planning Department by Wednesday, March 18th, so that they may be sent to Council for review. Included in the revised plans should be replacing the 6' trail with an 8' trail and revising the Site Plan and Elevations to comply with the concerns expressed by Council, such as the amount of brick, signage details, full-sized elevations, additional landscape screening should the existing trees in the southeast corner of the plan die, etc. If you have any questions, please contact me at (972) 304-3675. The Planning and Zoning Commission did not approve the Site Plan submitted with the Preliminary Plat. TRANSPORTATION: Town Center Boulevard is a 28'-wide pavement within a 28'wide right-of-way dedicated by separate instrument. Town Center Drive is a 66'-wide divided pavement within a 66'-wide right-of-way dedicated by separate immanent. The Final Plat will provide a vehicle for City acceptance of the right-of-way dedications. Item # 6 SURROUNDING LAND USE & ZONING: North- South - East- West - Municipal open space; TC Vacant; TC Chaucer Estates; PD-SF-7 Comerica Bank, Wendy's, vacant; TC COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for public/institutional uses. DISCUSSION: The Commission did not approve the site plan when previously submitted because it did not include building elevations. The current submission includes all four building elevations. To date, however, the planning staff has not received a letter of approval from the Town Center Architectural Review Board.
