HISTORY:
Preliminary plat approved by Planning and Zoning Commission
November 20, 1997 and by City Council December 9, 1997. The
Planning and Zoning Commission did not approve the Site Plan
submitted with the Preliminary Plat.
TRANSPORTATION:
Town Center Boulevard is a 28'-wide pavement within a 28'wide
right-of-way dedicated by separate instrument. Town Cemer Drive
is a 66'-wide divided pavement within a 66'-wide right-of-way
dedicated by separate instrument. The Final Plat will provide a
vehicle for City acceptance of the right-of-way dedications.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
public/institutional uses.
DISCUSSION:
The Commission did not approve the site plan when previously submitted
because it did not include building elevations. The current submission
includes all four building elevations. To date, however, the planning staff
has not received a letter of approval from the Town Center Architectural
Review Board.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval subject to the applicant providing a
letter of approval from the Town Center Architectural Review
Board.
