Dear Mr. Cannon:
The City of Coppell Board of Adjustment met on Thursday, March 2, 2000, and he~rd
your requests for special exceptions and variances from the City's Zoning Ordinance, for
the property located in Lots 4 and 5 of Coppell Crossing, at the comer of MacArthur
Blvd. and Beltline Road. The Board voted as follows:
1. Section 34=1-8: Reduction of the landscape requirem~ts,
per thc applicant's plans: Variance denied
2. Section 2,3-3-1(A): Variance to eliminate th~ designation
of "front yard" for thc south and east sides of Lot 5,
thereby removing the required 60-lc building setback
3. Section 23-5-1(C): Variance to locate the building on
Lot5 ten feet from the west property line, in lieu of the
required 20--fl. rear yard setback: Variance granted
4. Section 34-1-8(B)O): Special exception to allow three
parkin~ spaces in a rowon a parkin~ island, as opposed
to thc City's requirement that there be no less than five
parl6n~ spaces in a mw where there's a parking island: Special exception granted
5. Section 3~-1(6) and 2.t-3,-1: Variance to allow for the
placement of a dumpstcr and the required 6-ff. screening
wall, as well as allowing trash pick-up activities to bc
within thc 30-it. building setback on thc west side of Lot 4: Variance denied
