It seems to me that it is important not only to the City, but also to the Y, for City acceptance of the
street fight-of-way dedication of Town Center Boulevard and Town Center Drive to be recorded. I
think there is a simple way to accomplish this.
The Coppell YMCA Final Plat will contain a certificate stating that the City accepts the dedication
of streets, easements, etc., shown thereon. The streets have already been dedicated by separate
instrument. Therefore, if you show them on the plat, we will have a document on record which
shows City acceptance. I suggest that you truncate those portions of the street rights-of-way which
extend to Denton Tap Road and Parkway Boulevard, show their intersection with Denton Tap Road
and Parkway Boulevard, and heavy up their boundaries to the same line weight as the boundary of
the YMCA tract. Parks of Coppell Trust will not need to sign the plat because they have already
dedicated the right-of-way. The three volume and page references you have on the plat will clearly
indicate that.
However, the City's certificate block is still not right. We need it to read exactly as shown in the
subdivision ordinance, because this Final Plat will not be approved by P&Z. It will be approved
by Council. A copy of the proper signature block follows.
